Renovations in Orihuela Costa.

Orihuela Costa isn't a town, it's a string of urbanisations — Villamartín, La Zenia, Playa Flamenca, Cabo Roig, Punta Prima — of near-identical bungalows and townhouses, with a shared pool and community statutes. Renovating here well means getting the better of the salt and the sun on the flat roofs, and moving within the rules of a large community without ending up in a clash with the president.

The homes of Orihuela Costa

It's mostly the urbanisation bungalow and terraced house: ground floor with a small garden or upper floor with a solarium, in communities of dozens of near-identical homes, with a shared pool and a president who keeps an eye on the rules. Many are from the 1990s and 2000s, with seasonal services now due for renewal.

The detail that defines everything is the community: your bungalow is one of dozens near-identical, and the statutes rule over the solarium, the façade and where the air-con unit hangs. The renovation is designed for that — materials that stand up to the salt and sun, and permits in order — so it doesn't cause trouble with the rest of the neighbours.

What this area does to a home

Salt and sun on an exposed urbanisation
On the Orihuela coast the sea air attacks aluminium, shutter guides, solarium railings and the outdoor air-conditioning units, and the sun punishes the waterproofing of the flat roofs so typical of these bungalows. Materials and fittings are chosen for a marine environment, or the job gets repeated within a few years.
Damp in the ground-floor bungalow
The ground-floor bungalow, up against the damp garden and with little ventilation, pulls the moisture inwards: mould in the bedroom wardrobe and paint blistering on the party wall, above all in the north-facing rooms. It's solved by ventilating properly and with materials that breathe, not with a coat of paint that lifts again in spring.
Large-community rules
In La Zenia or Villamartín your bungalow is one of dozens near-identical, and the community makes sure they stay that way: there are rules on glazing in the solarium, the façade colour, where the air-con unit hangs and what hours you can drill. An unapproved enclosure ends in a formal notice and an order to take it down. Before moving anything we read the statutes and, if community permission is needed, we ask for it — so your renovation doesn't clash with the president.

Why an in-house team

In Orihuela Costa the worst of everything comes together for a job: the salt and sun that wreck the flat roofs, and community statutes that watch every enclosure. Our way is to do it well and without hassle: a fixed written quote before we touch anything, no last-minute extras; a named person in charge who checks the rules before we start; and a date that's met. Fast, done properly and no surprises.

Orihuela Costa — your questions

Do you renovate bungalows and townhouses on the Orihuela Costa urbanisations?

Yes, it's one of our areas: Villamartín, La Zenia, Playa Flamenca, Cabo Roig, Punta Prima and the rest. We know the kind of home — bungalow, solarium, flat roof — and we work respecting the community's rules and work hours.

The flat roofs on my bungalow leak. Do you fix them?

Yes, it's one of the most common jobs in Orihuela Costa: the sun and salt crack the waterproofing of the flat roofs and solariums. We check them dry, find the joint or point that's failing and solve it before the damp reaches the ceiling below.

My community has very strict rules. Do you take them into account?

Always. Before we start we check the statutes: what can be enclosed on the solarium, where the outdoor air-con unit goes, façade colours and work hours. A job done well here is one that doesn't cause you trouble with the president or the neighbours.

Can I glaze in the solarium of my bungalow in La Zenia?

Sometimes yes, sometimes no: it depends on what your community's statutes allow and whether Orihuela council requires a licence. Before quoting it we check for you, because an unapproved enclosure on these urbanisations ends with an order to remove it. If it's allowed, we leave it done and above board; if not, we suggest an alternative that won't cause you trouble.

Do you handle the electrics and the air conditioning, or subcontract them?

We do them ourselves. We're authorised low-voltage electricians and a registered climate-installation firm: the wiring comes with its signed certificate and the air conditioning with its own. In an urbanisation home, having a single person responsible for everything avoids the "that's not mine" when something fails.
