Renovations in Guardamar.

Guardamar has a character no other part of the Vega Baja coast does: it sits inside a pinewood and dunes that shelter it from the sea but push sand and damp into the home. It's a town with a life of its own all year, from the old quarter to the pinewood urbanisations like El Raso or El Moncayo. Renovating here well means allowing for the sand that gets in everywhere and the salt breeze that slips between the pines.

The homes of Guardamar del Segura

Next to the beach and the dunes, apartments and seasonal blocks; towards the town and the surrounding urbanisations (El Raso, El Moncayo), villas and terraced houses with a plot among the pines. Much of it was built for the summer, with services now due for renewal.

A mix of year-round home and summer place that rests in winter. Whatever the use, the renovation is planned to stand up to the sand and the pinewood damp, with the services up to date so nothing fails when the home fills up.

What this area does to a home

Sand and damp from the dunes
Guardamar's sand gets in everywhere and works away at shutter guides, sliding-door tracks and mechanisms. Combined with the damp of the pinewood, it calls for well-sealed frames and fittings that don't seize up. It isn't a whim: it's what stops everything failing to close properly within two years.
Damp from the pinewood
Set in the pinewood, the Guardamar home takes on damp before any other: the pines hold the dew and the air doesn't dry it, so mould appears in the wardrobe and in the north-facing corner, and the door timber swells. It's cut off with real ventilation and materials that breathe, not with a coat of paint that bubbles up again in spring.
Seasonal-home services
Consumer units with no per-circuit protection, sockets with no earth near water, original plumbing furred up with lime, and air conditioning asked for more than the installation can take. They're best solved during the renovation — with its certificate — not once they've given you a fright in August.

Why an in-house team

In Guardamar the sand from the dunes gets in everywhere and the pinewood damp gives no respite: tracks that jam, fittings that seize, timber that swells. Our way is to finish it so it holds up among the pines and sand: a fixed written quote before we start, no last-minute extras; a named person in charge from start to finish; and a date that's met. Fast, done properly and no surprises.

Guardamar del Segura — your questions

Do you renovate apartments and villas in Guardamar and its urbanisations?

Yes: the beach area, the town and the surrounding urbanisations like El Raso or El Moncayo. In an apartment the focus is the sand, the damp and the air conditioning; in a villa you add the terrace, plot and climate control. The model is the same: our own team, a fixed quote and the paperwork in hand.

The sand from the dunes ruins my shutters and windows. Is there a solution?

Yes. In Guardamar we use well-sealed frames, fittings that stand up to the sand without seizing, and sliding doors with protected tracks. It's what stops everything failing to close within a couple of years and letting sand and damp back in.

My home is shut in winter and gets damp. What do you do?

Between the pinewood and the long closed-up spell, damp is the enemy. We solve the home's ventilation and use materials that don't give in to damp, rather than just painting over the mould, which always comes back.

The timber on my doors and windows swells with the damp. What do you fit?

In Guardamar, with the pinewood holding the damp, untreated timber moves and swells. We use stable, well-sealed frames treated for a damp environment, and we sort the home's ventilation so it doesn't happen again.

Do you also do the electrics and the air conditioning?

Yes, with our own team. We're authorised low-voltage electricians and a registered climate-installation firm: the electrics come with their certificate and the air conditioning with its own, without subcontracting what decides whether the home works.
